TO HAVE AND TO HOLD, the above land and premises, together with all privileges and
appurtenances hereunto belonging to the GRANTEE, its successors and assigns, in fee simple forever.
GRANTORS retain an ingress/egress easement extending along Goldsboro Street 111.39 feet
and running back 35 feet, and shown on the above referenced Plat as "Prop. Ingress/Egress
Easement".
GRANTORS grant to Grantee a maintance access easement adjoining the building located on
Lot 2 and shown on the above referenced Plat as "Prop. 10' Access Esmt." for so long as said
easement is required by the Grantee to maintain the building on Lot 2.
THIS CONVEYANCE is subject to all other easements, restrictions, rights of way and permits
of record.
THE GRANTORS, for themselves, their heirs, successors and assigns, covenant to and with
the GRANTEE, its successors and assigns, that they are seized of said premises in fee and have full
right to convey the same in fee simple; that there are no encumbrances thereon except the above
referred to easements, restrictions, rights -of -way and permits, and they will forever warrant and
defend the title to the same against the lawful claims of all persons whomsoever.
THIS DEED IS ALSO INTENDED TO COMBINE AND/OR RECOMBINE ALL PARCELS
DESCRIBED HEREIN INTO ONE TAX PARCEL.
