Enclosed please find a revised site plan showing the reduction in
parking spaces for our Beaufort site. The previous site plan,
sent to you, exhibited a specific delineation on the plan
designating an area for "additional parking". This was shown for
reference purposes only. This additional parking area
requirement has been waived by the Town of Beaufort. The
enclosed plan exhibits this deletion.
Please let me know if additional information is needed in order to
complete your processing of our proposal. The built-upon area of
our site totals 28. 14%.

Dear Mr. Rawls:
Enclosed, in reference to the newly developed stormwater regulations currently
in effect for Carteret County, I am enclosing the following documents in reference
to your recent letter regarding Eagle's Bay:
1 ) A revised site plan showing a reduction in the number of parking spaces
for this site and the resulting reduction in the percentage of "built
upon area for our proposed project site. The additional parking area
required by the Town of Beaufort has been adjusted which will allow
for a total of 60 paved parking spaces on the site and an open grassed
area for additional parking, if it is necessary. The enclosed site plan
revision denotes this alteration.
2) A revised submittal form exhibiting the density computations relative to
this project site.
3) A certification letter from the project owner outlining the prospective
. restrictive covenant to be filed with this property deed.
No curb and gutter will be installed on the project site.
Please contact me if further information is needed in reference to this project or
if additional documentation is needed in order to facilitate your final review of
this project plan.

Dear Mr. Rawls:
This letter is to certify that the following restrictive covenant will be recorded
with our deed for the Eagle's Bay property in Beaufort:
"The total built upon area of the Eagle's Bay site shall not exceed thirty percent
(30%) of the total Eagle's Bay Project area. The built upon area includes land
covered by structures and/or paved surfaces, including walkways or patios of brick,
stone, slate or similar materials. This covenant is intended to insure continued
compliance with stormwater runoff rules adopted by the State of North Carolina
and therefore benefits may be enforced by the State of North Carolina.
This covenant is to run with the land and shall be binding on all parties and
all persons claiming under them.
The State of North Carolina shall be the beneficiary of this covenant.
