Per your comment letter dated April 10, 2008, we offer the following: 1. Pond easement is labeled on the plan. 2. Wetland species to be used for the pond vegetation are listed in the 2nd note on the pond detail. 3. The average width of the pond is 55' and the average length is 100', which in the 1.5:1 ratio. Additionally, we have added to baffle walls to meet the 3:1 ratio for the flow path. 4. Areas are listed in square feet on the application. 5. The calculations have been corrected to 4.94% and revised calculations are enclosed. 6. 0.25 x [1+ 4002 ] + [[4002+1284 x 6 ] =4.39, Round up to 4.5'. 4002- 7. Graphic scale is on the site plan. 8. Original contours from existing survey, proposed spot elevations , existing and proposed finished floor elevations, existing pipe inverts are on the site plan. 9. All existing drainage is shown on the plan. There is no off-site drainage. 10. As far as we can tell, there are no existing easements. 11. Highlighted plan is enclosed. 12. The pond is existing and the existing normal pool is below the proposed normal pool so the HWT shouldn't be affected and a soils test shouldn't be needed. 13. We have revised the application, narrative, and calculations should all match the new impervious numbers on site plan. Stormwater Narrative Wrightsboro Methodist Church New Hanover, NC Wrightsboro Methodist Church requests a modification to their existing stormwater permit, # SW8 030112, for the redevelopment of their site located at 3300 N. Kerr Ave., Wilmington,NC 28405. The site area consists of four tracts of land (R03316-002-006-000, R03316-002-005-000, R03316-002-004-OOO, R03316-002-003-000)totaling 2.58 acres and is proposed for the expansion of one existing building, one new building and additional parking to accommodate requirements. No wetlands or areas of environmental concern exist on the property. 1.37 acres of land will be disturbed for construction. The main existing building will be expanded from 5,988 sf to a total of 8,008 sf. A new 14,000 sf building is proposed, and a 2,803 sf building will remain. Two existing buildings, 477 sf and 1,794 sf, are proposed to be removed. Total existing impervious is 43,777 sf and total proposed impervious is 25,055 sf for a total combined impervious of 68,832 sf or a percentage of 61.25%. Stormwater will be treated by one existing on-site wet detention facilities that will be improved. The pond is sized to treat the first 1.5" of runoff and meet pre-post runoff for New Hanover County's 10-yr 24-hr storm and DWQ's I-yr 24-hr storm. A preliminary review of that information has determined that the application is not complete. The following information is needed to continue the stormwater review: 1. Please locate the pond / swales in a recorded access/drainage easement. 2. Please specify pond / side slope vegetation and the wetland species to be planted on the vegetated shelf. Neither Weeping Love Grass nor Cattails are suitable as permanent vegetated cover for pond slopes. 3. Please provide a minimum 1.5:1 length to width ratio and a minimum 3:1 flow path ratio in the pond. Artificial baffles of timber, vinyl, or earth can be used to create a longer flow path. The top elevation of the baffle should be set at the temporary pool elevation or higher. 4. Please report all areas in square feet on the application in Section 111.9. 5. SA/DA ratio needs to be corrected on the Wet Pond Supplement. 6. Please calculate the average pond depth and enter the appropriate SA/DA table with the average pond depth rounded to the nearest 0.5'. A larger surface area is required at the normal pool elevation. 7. Please provide an engineering scale on the plans. 8. Please provide original contours, proposed contours, spot elevations, finished floor elevations, pipe inverts, swale inverts, etc. on plans. 9. Please show all existing drainage (piping, swales, ditches, ponds, etc.), including off-site. Include a map delineating offsite drainage areas if applicable. 10. Please show all drainage easement widths, pipe sizes, and swale inverts. 11. The drainage area for the wet pond needs to be clearly delineated and numbered to match up to the calculations and supplement. Drainage area delineation is 0., best done as a separate plan sheet.
