Stormwater Narrative
Existing Conditions:
The project site is located at Lot 2 of the Smith Industrial Subdivision on Zane Road in Midland, Cabarrus
County. The site is approximately 73% wooded, with the remaining area being open space. A web soil
survey found soils on the site to be made up primarily of Tarrus silt loam — Hydrologic Soil Group B and
Herndon silt loam—Hydrologic Soil Group C.There is no existing on-site impervious area.
Proposed Improvements:
The proposed project consists of the construction of a building containing office spaces and an attached
commercial repair garage, a parking lot, sidewalk, and a sand filter. The proposed building area is 9,408
square feet.
Stormwater Treatment:
To provide treatment and attenuation for the site, a sand filter stormwater control measure (SCM) is
proposed. Stormwater will sheet flow into swales, which will direct water into the SCM. The SCM will
outfall to the rear portion of the site once treated.
Required treatment volume was calculated using the discrete NRCS Curve Number Method for Runoff
Depth.
Lot Summary:
Huntley Brothers Home Office is on Lot 2 of the Smith Industrial Subdivision. According to the deed
restrictions and protective covenants,the maximum built upon area that this lot can have is 735,974 sq.
ft. With the proposed improvements,the site will be proposing 208,226 sq. ft of built upon area.This
leaves 527,748 sq. ft of BUA for future expansions if the Huntleys chose to do so. If they do chose to
expand,they will expand the SCM appropriately.
