The applicant plans to construct an office building with associated parking, access, and stormwater facilities, which will serve as AAI Pharma's new headquarters. Permanent wetland impacts are needed to access the project area. Temporary wetland impacts are needed to install utility lines and construct an elevated walkway. The project will permanently impact 0.0725 acre of wetlands and temporarily impact 0.0270 acre of wetlands. To mitigate for wetland impacts, the applicant proposes buying non -riparian wetland credits from the Northeast Cape Fear Mitigation Bank. Specifically describe measures taken to avoid or minimize the proposed impacts in designing project. Impacts were minimized as much as possible through careful site design. The southern part of the larger tract was selected for this project to keep the headquarters building in close proximity to AAI Pharma's existing building, which will become the laboratory. The two buildings will be less than 500 feet from each other and employees will traverse back and forth between them. Two access points are needed for safety and to serve both the initial and future buildings proposed within the project area. An elevated wooden bridge is also proposed over wetlands for employees. Temporary impacts will be needed for its construction. It will be piling supported, a minimum of 3' off the ground surface, and no permanent impacts are proposed. Temporary wetland impacts are also needed for the installation of utility lines next to the elevated walkway. 1 b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques. Silt fencing will be used during construction to reduce sediment from eroding into adjacent wetland areas. Headwalls are also proposed. 2. Approximately 0.027 acre of wetlands will be temporarily disturbed due to this pipe and walkway installation. This work will occur within a 25' -wide construction corridor directly adjacent to a permanent wetland crossing impact. Pipe Installation All equipment will be staged in uplands. Prior to any disturbance, the corridor will be marked on site with silt fencing. Installation of the pipe will be by open -trench methods. Soil material removed from the wetland will be stockpiled in uplands on site. Following the placement of pipe, the trench shall be immediately backfilled with the stockpiled material to preconstruction grade/elevations.
