April 2024 Modification
Public Sanitary Sewer
Modification Information:
This modification is based upon the as -built condition of The Bluffs on the Cape Fear, Phase 5. The
Brunswick County standard was for the last 3 lots on each leg of pressure sewer be on a 1.5" main.
However, with the onset of Covid and supply chain shortages, 1.5" diameter LPS main was unable to be
found. Therefore, 2" LPS mains were installed to the end of line cleanouts. Line lengths have been
adjusted in the attached ASEA form. Record drawings were previously provided; a revised engineer's
certification is included in this submittal.
Bluffs Investment, LLC proposes to develop 48.92 acres of land located off Dogwood Road (SR 1428) in
the Northwest Township of Brunswick County, in North Carolina. This phase (Phase 5) of the
development includes Lots 485 — 541(57 single family dwellings) and the proposed Riverfront Park. The
nature of this submittal is to modify an existing permit (WQ0032375) for a public sanitary sewer system
consisting of low pressure sewer to service the proposed development.
Bluffs Investment, LLC will install the low pressure sewer system. Brunswick County Utilities (BCU) will
own and maintain the system, and accept the sewer flow from the development (12,470 GPD) into an
existing on site pump station which conveys wastewater to their wastewater treatment plant.
The proposed low pressure sewer system will consist of 2.0" and 3.0" PVC. It will be installed throughout
the development and will ultimately discharge into an existing pump station. Appropriate horizontal and
vertical clearances will be provided when proximal to the proposed storm drainage system and the
proposed water system. The low pressure sewer system will be certified in accordance with state
regulations and the permit conditions.
This package includes the Alternative Sewer Extension Application (ASEA 04-16), engineering
certification, USGS topographical map, and street level map showing the general project area, and the
most recently issued permit (WQ032375 dated March 12, 2024.
