1.0 INTRODUCTION
This project consists of a 3.22-acre site that is currently a volunteer fire
department. The intent is to expand development on the entire site and have a dispersed
flow since the site is low density. The site is located in Monroe,North Carolina. The
proposed project is an existing fire department renovation/addition. The final developed
project consists of a 2,760 SF building and 10,002 sf of concrete/asphalt.
The site is bound to the north and west by vacant residentially zoned parcels,to the
east by Pageland Highway, and bound to the south by Landsford Road. The site runoff
currently flows from North to South. The site-specific soil report indicates that the soil is
partially Badin Channery Silt Loam (Hydrologic"C") and Misenheimer Complex
(Hydrologic "C/D").
2.0 PRE-DEVELOPMENT SITE DESCRIPTION
The existing 3.22-acre site is currently a volunteer fire department with a gravel
parking lot. The site is lightly sloped from the east to west dropping roughly 8' vertically
over 178 LF with an average site slope of 4.5%before reaching the low point on site.
3.0 POST-DEVELOPMENT SITE DESCRIPTION
The proposed development will consist of an addition the existing fire department
building along with a concrete parking lot and concrete sidewalks. The proposed building
will have a driveway connection to Landsford Road on the southern portion of the
property. The proposed site is low density with a total impervious area of 27,925 SF
(19.91%). Overall the site for the pre-development to the post-development has a net
decrease of 1,797 sf in impervious coverage.
