Elyse Meadows Subdivision Storm Water Narrative
The subject site is currently undeveloped. The proposed development of this site
includes single family residential lots along with associated roadways and potable water
infrastructure. Stormwater is to be collected into the proposed roadway ditching and
conveyed off site.
The site meets the qualifications of a low density development. The average density for
the development is 0.85 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. Stormwater will sheet drain across lots and
collect into roadway ditching along all proposed streets. The current basic existing
drainage patterns will be maintained through the site. Stormwater that is discharged
into existing wetlands on-site will be discharged at non-erosive velocities. Culvert pipes
will be installed where necessary to convey stormwater across proposed roadways. The
roads in the subdivision are designed in accordance with NCDOT standards.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Elyse Meadows Subdivision meets and/or exceeds the
requirements and intent for low density development.
