ITOHEI( DESIGN GROUP RSC DEVELOPMENT—YOUNGSVILLE, N.C. STORMWATER REPORT FOR LOW DENSITY PROJECTS (REVISED) The proposed Project is located at 265 Northbrook Drive north of Youngsville in Southern Franklin County. The site is in Youngsville's Planning Jurisdiction/ETJ. The Development Proposal is for the construction of a 10,800 sf Cold Steel Fabrication Facility. The property is identified on the Franklin County Tax Maps as PIN 1853-38-3404. The property will be developed as a Low Density Project per the NCDEQ Stormwater Design Manual (Chapter E-1). The Built-Upon Area will be less than 24% and the site surface drainage from the parking and gravel storage areas will be dispersed through a system of grass swales to an undisturbed wooded area at the rear of the property. No curb and gutter is proposed. The roof drainage will also discharge to the surface and be collected by the network of site swales. Details are provided on the attached Site Construction Plans. The Grass Swales have been designed for a 10-Storm event with a flow depth of approximately 4.5 inches and a maximum velocity less than 2.50 feet/sec. The Rational Coefficient of Runoff used for the impervious areas is 0.95. A Coefficient Value of 0.50 has been selected for the landscaped and seeded areas. Design calculations for the grass swales are included in this report. A Timber Check Dam has been proposed at the downstream end of the 2 primary site swales to facilitate the dispersal of runoff into the existing forested area at the rear of the site. The property is in the Tar-Pamlico River Basin. The receiving stream is an unnamed tributary to Brandy Creek and is classified as B, NSW. No Riparian Buffers, Wetlands, or Flood Hazard Areas exist on the property. Mr. Sean Clark, PWS, of Sage Ecological Services, Inc., has evaluated the property for both Wetlands and Riparian Buffers. The Wetland Report is attached. The Site Soils per the Franklin County Soil Survey are Cecil Sandy Loam. The Cecil Soil Series are classified as Hydraulic Soil Group "B". The Time of Concentration for both the Pre- and Post-Development Conditions is less than 5 minutes. A minimum Tc of 5 minutes has been used in this analysis. The existing site is fully wooded with a mix of mature pines and developing hardwood understory.
