Please find your comments listed below with our response provided in bold. 15A NCAC 02.1042(2)(a)(iv), .1003(3), and 1050(1): The sum of the impervious areas listed in Section IV.10 of the application(2,417,155 square feet)do not match the sum of the impervious areas listed on plan sheet C-4.0 for Phase 1 A&Phase 1 B and Future Phase 1C (2,584,155 square feet). Please confirm the final site layout and associated impervious areas .is presented consistently throughout the application documents. Please confirm if Future Phase 1 C will be residential or commercial to assist in writing the permit. o Sheet C-4.0 has been revised to match the correct impervious areas as listed in the permit application. This narrative will pertain to the first 50 lots of Phase 1A, a Wet Detention Pond, a Pump Station,and the infrastructure associated with those improvements. The project is located near the Northeast Cape Fear River along NC Hwy 210 across from Moore Town Road. The latitude and longitude of 34°26'31"N,77°51'00"W. The project is within a drainage basin which drains to the Cape Fear River. The receiving stream is the Northeast Cape Fear River(C,SW). According to the NRCS Soil Survey for Pender County,the soil across the site consists mainly of Invershiel-Pender complex(h-A)with traces of Meggett loam(Me),Autryville fine sand(AuB), Dorovan muck(Do),and Pits(Pt). The ground cover consists of farming practices and good grassed area. The stormwater will be conveyed to the stormwater BUT by a storm drainage system as shown on the attached plan and treated in a wet detention pond that is designed in accordance with current State rules and regulations prior to discharge. The Wet Detention Pond is designed to accommodate all future phases of the project(remainder of Phase 1A,Phase 1B, and Phase 1C). Soils are assigned to one of four groups according to the rate of water infiltration when the soils are not protected by vegetation,are thoroughly wet,and receive precipitation from long-duration storms.
