The applicant has attempted to minimize wetland impacts as much as possible in the site design while still abiding by local building setbacks. Note that a previous USACE-approved wetland delineation in 2004 showed a lower wetland line in this location and also classified this wetland pocket as isolated. Since then, roads were constructed around the pocket and culverts installed under the roads were placed at incorrect elevations, which caused water to back up in the wetlands. When wetlands were redelineated in 2015, LMG found a larger amount of wetlands. Note also that Kyle Dahl with the USACE determined that the wetland pocket was no longer isolated. 1 b.
