Salisbury Street, Office 625Y Raleigh,NC 27604 Re: The Townes at Bermuda Run Phase 1 (SW 4231202) Dear Brianna: I would like to request a variance/waiver for a small portion of BUA (approximately 3% of the total BUA)that we cannot drain to one of our proposed SCM devices. This portion of BUA is associated with the entrance drive and the sidewalks on both sides of the entrance drive. The Town of Bermuda Run requires that we install both Curb and Gutter and sidewalk for this entrance drive.NCDOT and the Town of Bermuda Run have also locked this driveway connection point to Hwy 158 based on their master development plan for this area and an approved driveway permit has been issued for this location. The other constraint is there is a drainage feature and associated wetlands that runs parallel with Hwy 158 and extends into our property approximately 80'. Which again limits the area to provide a SCM in this environmentally sensitive area. However,the small percentage of BUA not being treated does meander through a natural vegetated area for over 700' before entering Smith Creek. The current stormwater requirement is for the treatment of the first 1"of runoff from the BUA to be treated in an approved SCM device. Our proposed equal or better performance is to capture the first 2" of runoff on the remaining 97% of the proposed BUA. We feel by doing this we have far exceeded the intent of the stormwater requirements and the net result looking at the project as a whole provides much more quality control than if we were to treat 100%of the BUA at the required first 1"of runoff. Salisbury Street Raleigh,NC 27699-1612 Re: The Townes at Bermuda Run—Phase 1 Dear Jim: This is a brief narrative for the above project located along US Hwy 158 in Bermuda Run. This property is being developed as a multi-family subdivision(with 73 Townhome Units). The developer of this property is going to be Henson Realty,LLC. The property contains 23.52 acres that will be developed for Phase 1. It is located in the Yadkin Pee- Dee River Basin and the receiving water course is Smith Creek(index# 12-93-1). This project is not in a water supply watershed. It is,however, located in an area that has to comply with Phase II Stormwater program issued by DEMLR. The purpose of this plan is to show the overall watershed plan for the property and the full design plans for the wet detention ponds (2-Wet Detention Ponds). See plans for all stormwater and pond calculations. The site currently has no existing BUA on the site, and all of the proposed BUA is required to be treated in the wet detention ponds to the extent possible. Stormwater runoff from the entire wet detention ponds' drainage basin will be conveyed to the wet detention ponds via a network of storm sewer pipes that will be designed and installed per NCDOT standards and specifications. The storm pipe network will enter the ponds at an elevation equal to the permanent pool elevation. The wet detention ponds have been designed per the state stormwater design manual with no modifications requested.
