And the Grantor covenants with the Grantee that Grantor has done nothing to impair such title as Grantor received,
and Grantor will warrant and defend the title against the lawful claims of all persons claiming by, under or through
Grantor, except for exceptions stated herein. Title to the aforedescribed parcels is conveyed subject to the
following:
1 . Ad valorem taxes for 2024 and subsequent years.
2. Any matter which would be shown on a current, correct ALTA survey of the property.
3. Easements, covenants, conditions, restrictions, and other matters of record affecting the property.
4. Zoning, land use and building laws, regulations and ordinances affecting the property, including
but not limited to the Harnett County Unified Development Ordinance.
5. The terms and conditions of all permits and approvals related to development of Serenity
to dedicate to the SerenityProperty
subdivision including, without limitation, the obligation p rty
Association, Inc. or similar entity open space generally as shown on the map entitled "Open Space
Dedication Map for Serenity Lots 1-6" recorded Plat Book 2022 at Plat Page 45-50.
Pursuant to N.C.G.S. § 105-317.2, the Seller/Grantor states as follows: the Property conveyed herein does
not include the primary residence of one or more of the Grantors. Grantor's address is provided herein.
