Total buffer impacts
1c. Comments: The total disturbed area in zone #2 is 315 sf. In addition a 10' perimeter area of temporary
disturbance around the house during construction. This lot is extremely constricted due to the buffers and the 100
yr. flood plain. Typical new homes in this subdivision are in excess 5,000 HSF. The cost of the lot dictates an
above average size home to make the house /lot ratio economically feasible. Minimal impact of only 315 sf into
Zone #2 is the least intrusive option available.
D. Impact Justification and Mitigation
1. Avoidance and Minimization
1a. Specifically describe measures taken to avoid or minimize the proposed impacts in designing project.
We will install rain barrels for the gutters on the stream side of the home. These will be maintained by the owner
on a regular basis. The barrels will be emptied before a large forecasted rain event.
1b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques.
We will set up silt fencing to protect all areas from any construction traffic that are not part of this application. No
disturbance will happen in Zone 1 or outside the areas proposed in Zone 2.
