The roadway would be exempt from permitting requirements but any future development on-site would need to be permitted through our office since it has been so long. When submitting you application to our office, please consider the existing roadway as Existing BUA. NOTE: Existing BUA is not required to be treated, however, if it is directed to an SCM, it must be accounted for in the sizing/design of the SCM in accordance with 15A NCAC 02H .1003(3)(b). Thank you, Alex From: Alex Carter Sent: Wednesday, October 4, 2023 2:39 PM To: Farkas,Jim J <Jim.FarkasCEdeq.nc.gov> Subject: Kristopher Glen Subdivision - Forsyth County Mr. Farkas, I have a residential site approved in 2008 (attached email and PDFs from Forsyth County/Winston Salem planning files). The site is 16.64+/-Acres with 25 planned lots for public water and private septic systems. Current septic standards will result in the site being re-configured to 20 lots. The site was largely completed around 2009 with ribbon pave streets, side ditches and water main installed, however, no lots were sold due to the economic downturn around 2009-2010. The site has been dormant since 2009-2010 and has recently been purchased by a new developer. The site is very overgrown and an erosion control plan has been submitted (under Forsyth County A/P#: EN2300205; Matt Osbourne; (336) 747-7453)for clearing and grubbing of the heavy vegetation in order to complete the septic field layouts. The local erosion control staff have requested we provide a state stormwater permit or notice of vesting for the site to get the erosion control permitting completed. The site build out is planned to remain low density using natural grades and vegetated conveyance. The only street intersection is flat so the site currently has no piping. Some driveway piping of side ditches will be needed during the home building phase. The re-start of this site will follow the original plans with the exception of a lower lot count. Can it be deemed vested with the information provided? Or will a SWU-101 Application need to be filed? Can that be handled at initial in-take review? Thank you, Alex Ali; BEESOR&CARTER,PA.
