THIS DEED, made this the 5th day of July 2023, by and between

KAREN LITTLE ALDRIDGE AND SPOUSE,JAMES ELLIS ALDRIDGE

KATHRYN LITTLE PHIFER AND SPOUSE, GARY VAN PHIFER

WITNESSETH:
For valuable consideration from Grantee to Grantor, the receipt and sufficiency of which is hereby acknowledged,
Grantor hereby gives, grants, bargains, sells and conveys unto Grantee in fee simple, subject to the Exceptions and
Reservations hereinafter provided, if any, the following described property located in the City of N/A, Lanes Creek

Township, Union County, North Carolina, more particularly described as follows:
BEGINNING at a point on the eastern margin of US Highway 601, on a common corner with Ratliff Revocable
Trust property (now or formerly) Book 7384 Page 851, and being the southwestern corner of the herein

described tract; thence, from Beginning point along margin of highway North 24 degrees 08 minutes 45
seconds West 506.49 feet, passing through non-exclusive ingress/egress easement, to a point on line with
Lanes Creek Farms, LLC (now or formerly), Book 7279 Page 672; thence North 89 degrees 32 minutes 14
seconds East 608.47 feet; thence, South 07 degrees 35 minutes 29 seconds East 291.51 feet, evidenced by an
iron pin marking common corner with Gutierrez/Aburto property (now or formerly), Book 7728 Page 736;
thence, North 73 degrees 46 minutes 51 seconds East 233.86 feet to a point evidenced by an iron pin on
Braswell line (now or formerly), Book 952 Page 458; thence, South 23 degrees 52 minutes 26 seconds East
174.51 feet to a point evidenced by an iron pin inside a pipe; thence, South 83 degrees 29 minutes 21 seconds
West 739.72 to the point and place of Beginning, containing 6.32 acres, as shown on plat of survey dated
10/27/2022 by Griffin Surveying Services, PA, David E.Griffin, NCPLS L-3850.
Including and subject to a non-exclusive ingress/egress easement and maintenance ageement along the
northern boundary line of the above-described tract. See Book 7728 Page 736.
The Grantors, Ginger Rose Little, Karen Little Aldridge, and Kathryn Little Phifer, are all the heirs of Kathryn A.
Little,who died testate October 31, 1997. See Union County Estate File 97 E 0477.
See Exhibit A attached hereto for illustrative purposes.
This conveyance is given and accepted subject to the following Exceptions and Reservations:
Rights of way for public roads and utilities which border or cross the subject property.
Easements that may border, cross, or service the subject property.
Restrictions of record.
Such facts as an accurate, current survey by a professional registered engineer or surveyor might reveal.
Said property having been previously conveyed to Grantor by instrument(s) recorded in Estate File 97 E 0477, Union
County Clerk of Superior Court and being reflected on plat(s) recorded in Plat Cabinet_File
All or a portion of the property herein conveyed _ includes or x does not include the primary residence of a
Grantor.
{ TO HAVE AND TO HOLD unto Grantee, together with all privileges and appurtenances thereunto belonging, in fee
simple, subject to the Exceptions and Reservations hereinafter and hereinabove provided, if any.
And Grantor hereby warrants that Grantor is seized of the premises in fee and has the right to convey same in fee
simple, that title is marketable and is free and clear of encumbrances other than as set forth herein, and that Grantor
will forever warrant and defend the title against the lawful claims of all persons or entities whomsoever.
All references to Grantor and Grantee as used herein shall include the parties as well as their heirs, successors and
assigns, and shall include the singular, plural, masculine, feminine or neuter as required by context.
