11. Anticipated Impacts:
There will be 13,440 square feet of highground disturbance resulting from the grading of the
project site, installation of the concrete pad, gravel fill and construction of the bulkhead.
Approximately 500 sq. ft. of fill will be placed below the NWL for installation of the
bulkhead. The proposed travel lift piers, platform, and finger piers will usurp /shade
approximately 2,274 square feet of public trust area/river bottom. No coastal wetlands or SAV
will be impacted from this project. The project will result in localized turbidity as a result of
the construction activities.

The Bridgeton Boatworks site is located at 103 D Street in the town of Bridgeton, NC and is immediately
north of the property where the previous Neuse River Bridge met the shoreline and on the east bank of
the Neuse River. The primary Neuse River channel is located approximately 4,900 feet south and across
the river.
The project site is developed with buildings and paved areas that are used as a boat repair facility. There
are recently reconstructed boat travel lift piers, docks, boat ramp, and bulkheaded shoreline stabilization
onsite. This project proposes to remove a derelict existing dock, extend the bulkhead along the
waterfront of the recently acquired adjoining parcel, and add a second set of travel lift piers with a 12 by
12 platform attached to the river end of the upstream pier.
The proposed travel lift piers will be constructed so that they are approximately 90 feet away from the
nearest riparian property line. The proposed bulkhead will replace an existing and failing concrete block
bulkhead and tie it to the bulkhead on the other portion of the property.
Minor grading behind the proposed bulkhead and construction of a paved apron is proposed
immediately inland from the proposed travel lift pier.
Additionally, two finger piers of the recently constructed docks will be extended to a length of 60 feet, for
mooring longer vessels.

WHEREAS, the indebtedness thereby secured being overdue and unpaid, and the holder of
the Note evidencing said indebtedness having requested a foreclosure of said Deed of Trust; and,
WHEREAS, the Substitute Trustee having applied to the Clerk of Superior Court for
permission to proceed to foreclose the Deed of Trust above referred to; and,
WHEREAS, the Clerk, after a hearing upon said matter, having found that the Substitute
Trustee could proceed with such foreclosure, and on April 16, 2013, entered an Order authorizing
and directing it to do so; and,
WHEREAS, the said Substitute Trustee, after due advertisement as required by law, and the

naming Bridgeton Marine, LLC, as assignee of the bid.
NOW, THEREFORE, the said Whiteco Services, LLC, acting as Substitute Trustee as
aforesaid, in consideration of the premises and of the said sum of $340,000.00 to it in hand paid, has
bargained and sold and by these presents does bargain, sell and convey unto the Grantee, all of that
certain real estate being situated in the State of North Carolina, County of Craven, more particularly
described as follows:
Being all of Lots Nos. 4 & 10 as the same are shown and delineated
on the map of the D. W. Dowdy Subdivision, as recorded in Book
156 at page 182, in the Office of the Craven County Register of
Deeds, said map being incorporated herein by reference for a more
particular description of the aforesaid lots.
