County, North Carolina, within the boundaries of the D.W.
Dowdy Subdivion, a map or plat of which is recorded in
Book 156, at Page 182, in the Office of the Register of
Deeds of Craven County, North Carolina, and more particu-
larly described as follows:
BEGINNING at an iron stake in the western line of "A"
Street, the northeastern corner of Lot No. 11 in the said

50 minutes West 437 feet to an iron stake in the eastern
shoreline of Reuse River; thence South 1 degree 30

CRAVEN COUNTY TRUSTEE'S DEED
THIS DEED, made and entered into this � day of Gfat x e- . 2013, by and
between WHITECO SERVICES, LLC, acting as Substitute Truste hereinafter stated (herein
called "Grantor ") and BRIDGETON MARINE, LLC a North Carolina Limited Liability
Company, whose address is (herein called "Grantee ");
The terms Grantor and Grantee as used herein shall mean and include the parties indicated,
whether one or snore, and their heirs, legal representatives, successors and assigns, and shall include
singular, plural, masculine, feminine or neuter as required by the context.
WITNESSETH>
THAT WHEREAS, David W. Moffat and wife, Kathleen E. Moffat, executed a Deed of
Trust to Jerone C. Herring, Trustee for Branch Banking and Trust Company, dated June 28,
2000, and recorded in Book 1762 at Page 394 of the Craven County Registry, conveying the
property hereinafter described; and
WHEREAS, by Assignment of Security Instruments dated the 2151 day of September, 2012,
and recorded in Book 3128 at Page 629 of the Craven County Registry, Branch Banking and Trust
Company assigned, transferred, set over and conveyed to Craven Marine, LLC, a North Carolina
Limited Liability Company, all of its right, title and interest in and to the aforesaid indebtedness; and
WHEREAS, Whiteco Services, LLC was substituted as Trustee by an instrument of writing
recorded in Book 3162 at Page 172 of the Craven County Registry; and,

WHEREAS, the indebtedness thereby secured being overdue and unpaid, and the holder of
the Note evidencing said indebtedness having requested a foreclosure of said Deed of Trust; and,
WHEREAS, the Substitute Trustee having applied to the Clerk of Superior Court for
permission to proceed to foreclose the Deed of Trust above referred to; and,
WHEREAS, the Clerk, after a hearing upon said matter, having found that the Substitute
Trustee could proceed with such foreclosure, and on April 16, 2013, entered an Order authorizing
and directing it to do so; and,
WHEREAS, the said Substitute Trustee, after due advertisement as required by law, and the
terms of the Deed of Trust, offered said land for sale at the Courthouse door of Craven County,
North Carolina on May 13, 2013, when and where Craven Marine, LLC, became the last and highest
bidder at the price of $340,000.00; and,
WHEREAS, on the day of said sale, a report thereof was made to the Clerk of Superior
Court; and,
WHEREAS, said bid remained open for more than ten days and no advance bid was offered,
and no objection made; and
WHEREAS, an Assignment of the bid was filed with the Court ojuixa /D 2013,
naming Bridgeton Marine, LLC, as assignee of the bid.
NOW, THEREFORE, the said Whiteco Services, LLC, acting as Substitute Trustee as
aforesaid, in consideration of the premises and of the said sum of $340,000.00 to it in hand paid, has
bargained and sold and by these presents does bargain, sell and convey unto the Grantee, all of that
certain real estate being situated in the State of North Carolina, County of Craven, more particularly
described as follows:
Being all of Lots Nos. 9 & 10 as the same are shown and delineated
on the Wrap of the D. W. Dowdy Subdivision, as recorded in Book
156 at page 182, in the Office of the Craven County Register of
Deeds, said map being incorporated herein by reference for a more
particular description of the aforesaid lots.
This conveyance is made SUBJECT to any and all liens, restrictions,
special assessments, encumbrances or easements and any and all ad
valorem taxes.

TO HAVE AND TO HOLD said lot or parcel of land, together with all privileges and
appurtenances thereunto belonging to the Grantee, in as full and ample a manner as the said
Substitute Trustee has power to convey the same.
IN TESTIMONY WHEREOF, the said Whiteco Services, LLC, acting as Substitute Trustee
as hereinabove stated, has caused this instrument to be properly executed in such form as to be
binding after proper authority haven been given, this the day and year first above written.

All that certain tract or parcel of land lying and being situate in Number Two (2)
Township, Craven County, in the Town of Bridgeton, North Carolina, and being more
particularly described as follows:
Beginning at a point located in the western right of way line of "All Street, which point
is located South 31' 36' 48" East 4059.55 feet from NCGS Monument "West Pine
1981 "; thence from said point of beginning, along with the western right -of -way line
of "A" Street South 39' 08' 47" East 150.03 feet to a point in the western right -of -way
line of "A" Street; thence leaving the western right -of -way line of "A" Street, South 50'
51' 13" West 409.40 feet to the mean high watermark of the Neuse River; thence along
and with the mean high water mark of the Neuse River to a point in the mean high
water mark of the Neuse River lying the following two (2) courses and distances from
the immediately preceding point: North 29'08126" West 101.57 feet; and North 21'35'
21" West 52.72 feet; thence leaving the mean high water mark of the Neuse River,
