PERMITTED EXCEPTIONS
1. All existing declarations, easements, rights-of-way (including, without limitation, road
rights-of-way conveyed or dedicated, whether before or during Grantor's period of ownership),
restrictions, covenants and other matters of public record (not to include, however, any liens that
can be satisfied by the payment of a sum certain, including but not limited to any judgment liens
or other monetary assessments or encumbrances, other than (i) current, non-delinquent ad
valorem taxes and real property assessments or (ii) as otherwise expressly agreed upon in writing
by Grantor and Grantee prior to the date hereof.
2. All gas, water, and mineral rights, if any, of others.
3. Any matters that would be disclosed by an accurate, current survey and inspection of the
Property (including, without limitation, any boundary line overlap shown on that certain survey
of the Property entitled "ALTA/ACSM Land Title Survey REDUS Raleigh Housing LLC"
