Nature of Activity (Description of project, include all features) The proposed project is a five building industrial park on 178.31 acres in Davidson (5 parcels), Guilford (2 parcels), and Randolph (1 parcel) counties. The buildings are of varying sizes (ranging from approximately 125,000 to 1,000,000 square feet). The proposed industrial center also will include ingress and egress roadways, automobile and trailer parking, stormwater control measures, and utilities and other associated infrastructure components. The project site includes 11 streams (5 perennial and 6 intermittent), 6 wetlands (1 non jurisdictional), and 1 impoundment. 19. Project Purpose (Describe the reason or purpose of the project, see instructions) The purpose of the proposed project is to construct a new and modern, high -quality, light industrial center with industrial buildings of varying sizes (125,000 to 200,000 square feet each, and at least one building greater than 1,000,000 square feet in size) and features (e.g., modem clear heights, number of dock doors, number of parking spaces) to meet current and future demand for industrial space, accommodate a diverse and stable tenant portfolio, and better serve the greater Triad (Greensboro, High Point, and Winston-Salem) markets. The proposed facilities ideally would be near major transportation corridors with easy ingress and egress of transportation corridors and the project site. Description of Avoidance, Minimization, and Compensation (see instructions) The placement and overall size of the buildings have been designed to avoid and minimize impacts to streams and wetlands. Buildings have ENG FORM 4345, SEP 2022 Page 2 of 4 been reduced in size, realigned away from aquatic features to the greatest extent possible to allow vehicles to move safely around buildings, and a total of 941 linear feet (29,835 SF) of retaining walls are proposed to avoid and reduce impacts to aquatic resources. Compared to the Highest and Best Use (HBU) site plan, the proposed project site plan reduces overall building square footage by approximately 34% and reduces total office space, dock doors, auto parking spaces, and trailer parking spaces. The HBU site plan results in impacts to two additional perennial streams, two additional intermittent streams, and two additional jurisdictional wetlands compared to the preferred project plan.
