THIS SPECIAL WARRANTY DEED is made effective as of the 18 day of October
2023, by and between:
Salt Creek LLC,
a North Carolina limited liability company(hereinafter"Grantor")
having an address of 352 James Road, Clemmons, NC 27012,
and
Cedar Run Capital, LLC,
a North Carolina limited liability company (hereinafter"Grantee"),
having an address of 2405-12 Nash Street NW, Wilson,NC 27896.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee,the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell, and convey unto the
Grantee in fee simple, all that certain lot or parcel of real property situated in Davidson County,
North Carolina,more particularly described as follows:
See Exhibit A attached hereto and incorporated herein by reference
submitted electronically by "Hahn and Meyerhoeffer, PA"
in compliance with North Carolina statutes governing recordable documents
and the terms of the submitter agreement with the Davidson County Register of Deeds.

The property herein conveyed does not include the primary residence of the Grantor.
The property hereinabove described was acquired by Grantor by instrument recorded in
Book 2197, Page 1803.
TO HAVE AND TO HOLD the aforesaid lot or parcel of real property,and all privileges
and appurtenances thereto belonging,to the Grantee in fee simple.
And the Grantor covenants with the Grantee,that Grantor has done nothing to impair such
title as Grantor received,and Grantor will warrant and defend the title against the lawful claims of
all persons claiming by,under or through Grantor,but no further, and subject to the exceptions set
forth on Exhibit B attached hereto and incorporated herein by reference.
IN WITNESS WHEREOF, the Grantor has caused this instrument to be executed on the

BEGINNING at an iron in the eastern right of way line of Old US Hwy 52,the northwestern corner
of this tract and the southwestern corner of the property of Thornfield Associates, LLC, (Book
1558, Page 1790);thence with the southern line of Thornfield Associates, LLC South 81° 21' 21"
East 184.67 feet to an iron in the western right of way line of the Winston-Salem Southbound
Railroad;thence the following four(4) courses and distances with the western right of way line of
the Winston-Salem Southbound Railroad: South 08° 44' 07" West 135.89 feet to an iron; South
07° 57' 25" West 57.17 feet to an iron; South 07° 14' 31" West 55.21 feet to an iron; and South
