The commercial site is in the town of Welcome located within Davidson County, North Carolina. The site
entrance is located at 5744 Old US Highway 52. The site currently has existing driveways and concrete
from the previous use. There is an existing drainage ditch on the southern portion of the site. There will
be no proposed impact to the streams or wetlands as none are present onsite. The site generally drains
to the south.
Stormwater and runoff generally drains towards the south to an existing channel. The proposed
development will collect the runoff from the parking lot through a stormdrainage system and discharging
into a wet detention pond. The proposed building will collect the runoff at the building downspouts and
route via a collection system to the proposed dry detention basin. The pond was sized to meet NCDEQ's
MDC for the SCM of a dry detention basin.
