assigns, and shall include singular. plural, masculine, feminine or neuter as required by context.
WITNESSETH, the Grantor, for valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant. bargain, sell and convey unto the Grantee in fee

And being the same property conveyed by instrument recorded in Book 781, Page 690, in the Hoke
County,North Carolina,Register of Deeds.
This conveyance is made subject to (i) the lien of the County of Hoke for taxes and other assessments for
the current year, which taxes or other assessments shall be pro-rated as of the date of closing and which
Grantee by acceptance of this deed expressly agrees to pay; (ii) utility easements of record; and (iii)
unviolated restrictive covenants of record that do not materially affect the value of the property.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And Grantor covenants with the Grantee,that Grantor is seized of the premises in fee simple, has the right
to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that
Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except for the
exceptions noted herein.

All that certain piece, parcel or tract of land beginning at a corner
in the intersection of U.S. Highway No. 15 and the Old Southern
Plank Road, also being known as Service Road No. 1225 running
thence as the North line of the Old Southern Plank Road, also
known as Service Road No. 1225, the following courses and
distances: S 88-0 E 1,210 feet; S 82-15 E 600 feet; N 89-0 E 276
feet to the run of Cow Pen Branch; thence as the run of Cow Pen
Branch in a northerly direction approximately 500 yards to the
common corner of Brown and R.F. Carter; thence N77-0 E 1,648
feet,more or less,to a corner in the center of U.S.Highway No. 15;
thence as the line of said Highway,S 11-0 W approximately 1,050
feet to the point of beginning, containing 35 acres, more or less,
saving and excepting from the above described tract that certain
one acre conveyed to Simon Tucker by W.G. Brown, on which
Simon Tucker has erected a dwelling house, and an additional
one-half(''A)acre tract excepted to be sold to John F. Tucker,the
above excepted tracts being bounded and described as follows:
BEGINNING at a corner in the line of U.S. Highway No. 15, and
being the sixth corner in the above-described 35 acre tract, and
running thence S 11-0 W 210 feet to a point in U.S. Highway No.
15;running thence parallel with the fifth call of the above-described
35-acre, more or less, tract, S 7770 E 315 feet to a new corner;
running thence parallel with the line of U.S.Highway No. 15,-N 11-
0 E 210 feet to point in the line of the fifth call of the above-
described 35-acre tract; running thence N77-0 W 315 feet to the
point of BEGINNING, encompassing a rectangular parcel of land
210 feet by 315 feet in the northwesterly corner of the above-
described 35 acres,which comprises approximately one (1)acre
and one-half(''A)and is excepted from conveyance.
BEING the same tract of land, less the exception, conveyed by
M.C.Brown to W.G.Brown by Warranty Deed dated November 11,
1943, and recorded in the Hoke County Registry in Book 83 at
Page 185, and being the remaining part of that property originally
conveyed by deeds recorded in Deed Book 69, Page 395, and
Deed Book 82, Page 544, Hoke County Registry. The above-
described lands were conveyed to Barney B. Brown and wife by
deed dated October 16, 1962,by Eva Gordon,Widow,which deed
is recorded in Deed Book 122 at Page 547, Hoke County Public
Registry.
