Hi Alvaro,
Thank you so much for the table — it's a tremendous help. For the 22 square feet of impact in Zone 1,
you'll need to purchase 66 credits (3:1 ratio) from a mitigation bank.
To get to a list of Approved Mitigation Banks, first google "NC DWR".
Then click on "401 & Buffer Permitting Branch";
Scroll down to Stream and Wetland Mitigation Program, and then you see a link under the first bullet
for "approved mitigation bank".
You'll get what's called a Statement of Availability (SOA) of mitigation credits from the mitigation bank
that you can email to me.

I figured making this table would help explain the impact. I built it based on some areas calculated by
the architect. The totals at the bottom are the Planned minus (-) Existing areas. The zone one had
more area impacted than my original estimate.

Thank you for getting your architect to calculate the areas that will be impacted in Zone 1 and 2 of the
buffer. These impacts must also be clearly depicted on the site plan. As I mentioned, you're building
permit will be based on having these impacts depicted accurately.
As for your driveway and the removal of part of it, I'd keep it simple at this point and not include that
as part of this application.
When I have the impacts so that I can understand what's going on, I'll send you the information for
how to buy credits for the Zone 1 impact. If the impact is small, it will be a nominal cost.

I considered the area affected only for zone 2 as requested in the table. It is an estimate I did. Part of
the screened porch and the whole walkway are out of that zone. But, the city of Durham is
considering that area as part of their variance. I was hoping that a statement from DEQ would
consider that as not impactful. Sorry I made things confusing by mentioning work done outside of
zone 2.
Regarding the small area affected by the deck in zone 1, it looks very small, I did not have a good way
to estimate it.
I just requested my architect to calculate the area in zone 1 and to calculate how much is being added
in zone 2 as well. I will send this to you as soon as I get it.
As an additional observation. We just cut part of the driveway in front of the house. to put plants in it
so there is more depth in the facade. You can see it in one of the drawings. Should this gain in
permeable area be included in the calculations?

I've had a chance to review your application for your project at 3014 Elk Ridge Road and just need
some assistance interpreting what you've included as impacts. In the application you state that the
current deck and patio footprint is 207 sq ft, and the planned screened porch and deck have a
footprint of 408 sq ft. There's also a walkway with a 110 sq ft footprint. The Impact Table has 155 sq
ft of impact in Zone 2, but when I subtract 207 from 408 and then add 110, 1 don't get 155 square
feet. Also, I don't see the new walkway depicted on the site plan. In addition, it looks like a portion
of the new deck extends into Zone 1 of the buffer. That impact needs to be included in the Impact
Table, and it also requires mitigation. I can explain more about the mitigation requirement once I
more clearly understand what's going on with your site plan and impacts.
It's important to have everything clearly depicted on your site plan and application in order to get a
building permit from Durham for this project. Thank you for your assistance with this application.
