The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and
assigns, and shall include singular,plural,masculine,feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee,the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in
fee simple, all that certain lot or parcel of land situated in FORSYTH County, North Carolina and more
particularly described as follows:

This deed is being executed by the sole member of LR Pine Ridge Associates, LLC, a dissolved
Virginia limited liability company, pursuant to NCGS Section 57D-6-07 as an act of winding up
the affairs of the dissolved limited liability company. Lockridge-Richmond, LLC, a Virginia
LLC, joins in the execution of this winding up deed to convey any and all interest said entity

may have in and to the above described property pursuant to an unrecorded, internal Successor in
Interest Designation
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the
right to convey the same in fee simple,that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever, other
than the following exceptions: Subject to all easements, restrictions and rights-of-way of record, if any,
and ad valorem taxes for 2024 and subsequent years.

Being all of that property conveyed to LR PINE RIDGE ASSOCIATES, LLC as described in
Book 2577 Page 966, Book 2577 Page 970, Book 2577 Page 974, Book 2577 Page 978 save and
except all that property conveyed to WEST HOMES OF NC, LLC in Book 3719 Page 1668.
The intent of this deed is to deed the remainder of the property acquired by LR PINE RIDGE
ASSOCIATES, LLC in the above described Books and Pages and not conveyed to WEST
HOMES OF NC, LLC in 2022 in Book 3719 Page 1668 now to LR PINE RIDGE
ASSOCIATES II, LLC.
