WITNESSETH, that Grantor, for valuable consideration paid by Grantee,
the receipt of which is hereby acknowledged, has and by these presents
conveys unto Grantee in fee simple that certain parcel of real property

particularly described on Exhibit A attached hereto and incorporated
herein by reference.
The above-described parcel of real property does not include the primary
residence of Grantor.
Grantor covenants with Grantee that Grantor is seized of the above-
described parcel of real property in fee simple, has the right to convey the
same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title thereto
against the lawful claims of all persons whomsoever except for the
exceptions hereinafter stated.
Title to the above-described parcel of real property is subject to such
easements, restrictive covenants, and rights of way as may appear of
record in the Hoke County Registry and any applicable zoning ordinances,
rules and regulations.
TO HAVE AND TO HOLD the above-described parcel of real property
and all privileges and appurtenances thereto belonging to Grantee in fee
simple.

EXHIBIT A to General Warranty Deed from CATHERINE
LATON FAIRCLOTH and WYMAN E. FAIRCLOTH,
Grantor, to JOHNSON MILL SHOPS, LLC, a North
Carolina limited liability company, Grantee, dated
November 4, 2020
Tract 2 consisting of 5.00 acres as shown on a plat entitled
"Recombination for Catherine L. Faircloth" recorded in Plat
Cabinet 4146 at Page 1 of the Hoke County Registry.
Together with a permanent, appurtenant, non-exclusive access
easement for ingress, egress and installation and maintenance of
any and all utilities, on, over and under the adjoining 60 foot
wide strip of land adjacent to and parallel with the eastern
boundary line of Tract 2 referenced above and described as
follows: Beginning at the Northeast corner of Tract 2 referenced
above running thence with the southern right of way of US
Highway 401/ Fayetteville Rd N 89-24-16 E 60 feet to a point;
thence leaving said right of way S 00-35-42 E 392. 12 feet;
thence S 89-24-16 W 60 feet to the southeast corner of Tract 2
referenced above; thence with the eastern line of Tract 2
referenced above N 00-35-42 W 392. 12 feet to the Beginning.
