Grantee in fee simple, all that certain lot or parcel of land situated in the City of Charlotte, Mecklenburg
County, North Carolina and more particularly described as follows:
See Exhibit A attached hereto and incorporated herein by this reference (the "Property").
The Property was acquired by Grantor by instrument recorded in Book 33456 at Page 12 and Book
33456 at Page 15 of the Mecklenburg County Public Registry.
The Property herein conveyed does NOT include the primary residence of Grantor.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.
And the Grantor covenants with Grantee that Grantor has done nothing to impair such title as
Grantor received, and Grantor will warrant and defend the title against the lawful claims of all persons
claiming by, under or through Grantor, other than those certain exceptions more particularly listed on
Exhibit C attached hereto and incorporated herein by this reference.
GRANTOR RESERVES ALL RIGHT, TITLE AND INTEREST IN AND TO THOSE AIR

BEGINNING at an existing nail in an angle iron located on the western margin of the right-of-way of S.
Tryon Street (a variable width public right-of-way), said point also being located at the southwest corner of
the Global Investors LLC Property as.described in Deed Book 32834, Page 345; thence with the right-of-
way of S. Tryon Street South 45012'08" West a distance of 29.29 feet to a new nail located at the intersection
of the western margin of the right-of-way of S. Tryon Street and the northern margin of the right-of-way of
