THIS DEED made this air day of December, 2022 by and between

WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that
certain lot or parcel of land situated in Upper Little River Township, Harnett County, North Carolina and more
particularly described as follows:
Beginning at a stake in the center of a farm road, corner with the 84 acre tract heretofore conveyed to
Harold Smith and runs thence North 84 degrees 30 minutes West 206 feet to a stake; thence South 5
degrees West 62 feet to a stake; thence North 84 degrees 30 minutes West 1035 feet to a stump,
corner with Campbell; thence North 1 degree 30 minutes East 330 feet to a stake; thence North 85
degrees 30 minutes West 1877 feet to a stake; corner with McDougald; thence North 2 degrees 30

minutes West 744 feet to a stake; thence South 86 degrees 45 minutes East 2338 feet crossing the
state maintained road to a point in the center of the farm road; thence with center of the farm road
South 42 degrees East 997 feet South 29 degrees East 152 feet and South 7 degrees 30 minutes East
287 feet to the point of beginning and containing 58 acres more or less; according to survey by G. R.
Johnson on January 27, 1971 *

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging
to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter
stated.
Title to the property hereinabove described is subject to the following exceptions:
Any and all restrictions, roadway easements, and utility easements as may appear of record in the Harnett
County Registry.
