Design Deviation Attachment
The Stormwater Submittal for the Bedford Commercial project in Hoke County was made prior
to any development plans for the commercial subdivision lots being in place. The submittal was
made for the speculative development of the 9 commercial lots proposed, with restrictions being
placed on the lots to cap the amount of impervious area allowed. While the Commercial West
Pond 1 and Commercial East Pond 2 were constructed per the submitted designs, it was
necessary to adjust Stormwater Pond 3 at Bedford Commercial East to match better with the
associated development of the adjoining commercial lots that contributed to that pond. The
grading for Commercial East Lots 6 and 7 was raised during construction to better suit the
proposed development taking place on the lots, and the Stormwater Pond 3 grading was modified
accordingly. The Stormwater Pond 3 elevations were adjusted up approximately 5 feet to blend
better with the new site grading. The adjusted site grading resulted in the final pond surface area
being increased to 16,472 SF at elevation 233.76, compared to the originally proposed 11,934 SF
at elevation 229.00. The increase in pond surface area required minor adjustments to the
drawdown holes to ensure compliance with pre and post flow requirements for the one year
storm event and overall drawdown time. The forebay location was also adjusted to
accommodate the final alignment of the storm drainage line into the pond. The attached record
documents for Stormwater Pond 3 reflect the adjusted pond design and final construction.
