issues:
Please correct the following:
- Prior Comment 2 –
The project
density does not appear to have been revised correctly. For a project with no exis?ng BUA, project density is
calculated as \[New BUA\] / \[Total Project Area\]. Per the informa?on entered into the form, New BUA = 49,191 sf
(see later comment) and the Total Project Area = 259,915 sf ( 49,191 sf / 259,915 sf = 18.9% ≠ 17%). Please
revise as needed.
- Prior Comment 3 –
The following electronic files do not appear to have
been uploaded: Property Deed (per Sec?on F6 of the Applica?on Form), USGS Topographic Map (per Sec?on
F3), Construc?on Sequence (per Sec?on F5), Documenta?on from the NC Secretary of State indica?ng that the
applicant is in good standing and confirming the ?tle and posi?on of the signing official (per Sec?on F7).
- Prior Comment 4 –
Measuring the total proposed BUA for the en?re
site (including all shown BUA plus the future BUA) from the provided electronic plans yields a total amount of
BUA of approximately 57,000 sf of BUA (about 51,000 sf of shown BUA plus about 6,000 sf of future BUA).
Please ensure that the BUA accoun?ng is correct and reflects the design shown in the plans.
Please provide the following:
- 1x electronic copy of the missing submi?al items for this project.
- 2x hard copies & 1x electronic copy of the revised pages of the Applica?on Form.
- 2x hard copies & 1x electronic copy of the revised plan sheets (if needed).

- Applica?on Form, Sec?on E1 – Per the design, this project is a high density project (it is noted that the %BUA for
the project is below 24%, however, there are other aspects that a project must meet in order to be considered
as a low-density project (one of which is the avoidance of piping which is not met by this project). Please revise
as needed.
- Applica?on Form, Sec?on E5, Surface Water Area – Please note that you are only required to include the surface
water area of surface waters that are shown on the USGS topographic map for this item. Surface waters
associated with SCMs are not required to be included. Please revise if needed.
- Please upload the electronic files for this project as indicated in the 9/26/23 email. Electronic files are required
per 15A NCAC 02H .1043(3) and must be uploaded through the following link:

- The scale shown on plan sheet C4.01 appears to be incorrect. The plan sheet indicates a scale of 1”=20’ whereas
a scale of 1”=30’ appears to be the actual scale of the drawing. Please revise.
- While note required, you can account for the exis?ng BUA that is currently located on-site and is being removed
in Sec?on E5 of the Applica?on.
Please provide the following:
- 1x electronic copy of all of the submi?al items for this project.
- 2x hard copies & 1x electronic copy of the revised pages of the Applica?on Form.

submission is not administratively complete and cannot be accepted for review in its current condition. Please provide
the following submittal items by close of business on 9/27/2023 so that we may accept the project and begin the review
process, otherwise, the project will be returned as administratively incomplete.
1x hard copy of the Application with the following corrections made (These items are required per 15A NCAC
02H .1043(3)(a) and per Section F of the Application):
Section G – Please provide the applicant’s/financially responsible party’s original, notarized and sealed
signature in this section of the Application. NOTE: I apologize that this comment was left off our last
correspondence. I am granting you a week’s extension (due 9/27/23) in order to get this and the
additional comment in. NOTE: Of the 2 copies that we received originally, only one was an original for
the applicant.
2x hard copies and 1x electronic copy of a construc?on sequence that discusses how any future development on
the project may be phased. This is required per 15A NCAC 02H .1043(3)(g) and per Sec?on F, 5 of the
Applica?on. The construc?on sequence does not need to be lengthy, just a brief descrip?on of how future
development on the project (beyond what is shown on the plans) will be phased. If no future development is
planned for the project, you can simply state that in the construc?on sequence. This item is different than the
E&SC sequence of construc?on.
NOTE: This is an administrative completeness review, not a detailed engineering review, there may be other issues that
may be brought up during the engineering review.

If these items are received within the stipulated timeframe, we can accept the project and begin the review process.

waters, vegetative setbacks, and wetland delineation (or a note on the plans stating that there are no wetlands
located on-site). NOTE: The site plans submitted were not signed. Please provide signed site plans.
