small issues:
Please correct the following:
• Prior Comment 2— 'Application Form, Section E5, Surface Water Area—Please note that you are only
required to include the surface water area of surface waters that are shown on the USGS topographic map
for this item. Surface waters associated with SCMs are not required to be included. Please revise if needed."
The project density does not appear to have been revised correctly. For a project with no existing BUA,
project density is calculated as [New BUA]/ [Total Project Area]. Per the information entered into the form,
New BUA=49,191 sf(see later comment) and the Total Project Area =259,915 sf(49,191 sf/259,915 sf=
18.9%# 17%). Please revise as needed. made revisions-total project area revised and total impervious area revised to

Measuring the total proposed BUA for the entire site (including all shown BUA plus the future BUA)from
the provided electronic plans yields a total amount of BUA of approximately 57,000 sf of BUA(about 51,000
sf of shown BUA plus about 6,000 sf of future BUA). Please ensure that the BUA accounting is correct and
reflects the design shown in the plans. revised BUA to include the future

• Application Form, Section El—Per the design,this project is a high density project(it is noted that the
%BUA for the project is below 24%, however, there are other aspects that a project must meet in order to
be considered as a low-density project (one of which is the avoidance of piping which is not met by this
project). Please revise as needed.
• Application Form, Section E5, Surface Water Area—Please note that you are only required to include the

subject project on 9/26/2023. Reviews under the Fast-Track permitting process can take up to 30 calendar days to
complete. You can see where this project stands in the review queue by emailing Jim Farkas (He has an autoreply
set up that has the review queue on it). Please upload all documents that you mailed into our office through the
link provided below. Be sure to choose the Central Office as the Primary Contact office.

IMPORTANT NOTE: Please ensure that each file is uploaded under its appropriate file type. Additional file types
can be entered into the electronic form by clicking on the "Add Another Post-Construction File Upload" link

the submission is not administratively complete and cannot be accepted for review in its current condition. Please
provide the following submittal items by close of business on 9/27/2023 so that we may accept the project and
begin the review process, otherwise, the project will be returned as administratively incomplete.
• 1x hard copy of the Application with the following corrections made (These items are required per 15A
NCAC 02H .1043(3)(a) and per Section F of the Application):
• Section G—Please provide the applicant's/financially responsible party's original, notarized and
sealed signature in this section of the Application. NOTE: I apologize that this comment was left off
our last correspondence. I am granting you a week's extension (due 9/27/23) in order to get this and
the additional comment in. NOTE: Of the 2 copies that we received originally, only one was an
original for the applicant.
• 2x hard copies and 1x electronic copy of a construction sequence that discusses how any future
development on the project may be phased.This is required per 15A NCAC 02H .1043(3)(g) and per Section
F, 5 of the Application.The construction sequence does not need to be lengthy,just a brief description of
how future development on the project (beyond what is shown on the plans) will be phased. If no future
development is planned for the project,you can simply state that in the construction sequence.This item is
different than the E&SC sequence of construction.
NOTE:This is an administrative completeness review, not a detailed engineering review,there may be other issues
that may be brought up during the engineering review.
If these items are received within the stipulated timeframe, we can accept the project and begin the review
process. Once accepted, reviews under the Fast-Track permitting process can take up to 30 calendar days per
statute.
