SITE SUMMARY
Truelove Apartments project is a proposed multi -family development of 7.3 acres with 180 residential
apartment units and is located on the west side of Truelove St and East of NC 187, in the City of
Sanford, Lee County, North Carolina. Access to the site will be provided by internal development roads
with one connection to NC 87 through the existing Harbor Freight driveway and the other access off
from Truelove St. Public water will be provided to each lot by extending an existing public water main
which is located on the east side of the property. Private sewer will be provided by installation of a
gravity sewer which will discharge to a proposed pump station at the northwest corner of the site. A
proposed force main will connect the pump station to an existing gravity sewer manhole on the south
side on Crossroads Fords of Sanford's property, 210 feet south of the project site. Upon project
completion, the gravity sewer, pump station and force main will be owned and maintained by the
privately.
SYSTEM SUMMARY
The gravity sewer consists of approximately 880 LF of 8-inch SDR-35 PVC, 7 manholes, and services to 8
residential buildings. The application and calculations show an average daily flow of 45.35 GPM or 65,300
GPD. The gravity sewer feeds into a pump station located on the northwest corner of the site and consists
of a wet well, valve pit, emergency generator, control panel, area light and associated appurtenances.
The sewage will be discharged from the pump station through 943 LF of 4-inch diameter PVC force
main. The force main with run along the west and south property lines. The force main will then turn
south and run along the adjacent parking lot. The force main will connect to an existing manhole,
approximately 200 feet south of the property boundary. The calculations for the pump station, gravity
sewer, and force main are included in the submittal.
CCINCLUSICIN
The plans have been designed in accordance with statutory regulations and can be utilized for permit
approvals. Included in this submittal are the construction document plan set, pump station report, fast
track system sewer extension application, application fee, site map from the USGS Topographic Map
and an aerial of the project location, and the power reliability plan.

Hi Salman -
A few questions for you after an initial review of this project -
1. For Part 1.2., the applicant type should not be "individual" since the owner will be the LLC. That should be
Corporation (or general partnership?). Please provide documentation from the Secretary of State's website
confirming this is an active Corporation and that Jason McArthur has the legal authority to sign the application.
[SM] Revised application is attached for your reference. LLC's Articles of Organization document & its
active status is included for your use.
Regarding Part V.I. - do you folks or Sanford have the permit number for the downstream sewer? Also, please
make sure in the future you put in the collection system permit number for the receiving treatment facility. For
Sanford it is WQCS00047
[SM] Permit number has been added to the section V.1.
3. For Part V1.7. - could you describe the clubhouse? How did you arrive at 500 gal/bldg.? Will the clubhouse have
a gym/laundry facilities, etc.? You may need to revise that to comply with the minimum design flow criteria (and
we'll work with you on that, as it doesn't appear to completely fit into a category).
[SM] Attached is the worksheet for Clubhouse uses & flow rates for your reference. We have the flow rate at
500 GPD.
4. Also in Part V1.7. - will all the apartments be 3 BR? And that's how you arrived at the 360 gal/unit (sometimes
folks average bedroom units, so I just wanted to check).
[SM] We estimated 3BR average for the units.
S. On Part V111.3. - looks like you have an error in firm capacity (should be the total with one pump out of service).
On 5. - you listed 943 LF for the force main, which does not match the narrative (the narrative indicates 2730 LF,
so you may want to recheck that).
[SM] Firm Capacity has been updated on the application. Application has the correct force main
length. The narrative has been updated to match the application.
6. For Part IX.5. regarding 404/401 permit - please provide confirmation that an application has been received
(permit number or other documentation). Or documentation of PCN (an SAW# from the Corps). Mainly before
proceeding forward with the fast track permit, DWR needs confirmation that the 404/401 is proceeding.
[SM] 401 & 404 permits have been obtained for the site & they are included as an attachment with this
email for your reference.
