Good morning, all,
Due to a 75' mandatory buffer along the eastern boundary of the property, which is imposed by the City of Charlotte,
the siting of the building was adjusted to be further to the west than originally planned during Alliance Industrial
Company's review of the site.
In order for the purchase and build to be financially viable in the Charlotte market, it is necessary for Alliance Industrial
Company to maximize the size of the building on site. Several site designs attempted to avoid or minimize the impacts,
however the mandatory buffer and site configuration deemed this not to be possible for the project to be successful.
Please let me know if this information is sufficient to move forward with your review of the application. I am happy to
answer any additional questions if they should arise.

I have reviewed the above noted application and require additional information in order to complete my
review. Please respond to this request within 30 days. The application will be considered on hold until receipt
of a compete response.
1. It appears that further avoidance and minimization is feasible for the proposed project. Specifically,
the application does not indicate that the sizing of the building is defined by a specific user/activity
but rather appears to indicate general commercial use. Given that the building was not designed for a
specific tenant's needs/design it would appear that resizing the building would be practical and would
provide further avoidance and minimization.
