Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: The current land use of the review area is entirely forested with a powerline right-of-way located in the Northeastern corner. A rail line is located to the West of the review area. At the time of the site visit, no structures and no evidence of previously existing structures were observed within the review area. The surrounding land use predominantly consists of residential and commercial properties. 4b. The first building will be a multi -unit retail/office space while the second will be a pharmacy and retail with pickup window. 4i. The project will require land clearing and grading and the use of heavy equipment for the preparation of the commercial buildings. No perennial streams will be impacted. Approximately 0.5 acres (7%) of the review area will not be disturbed. It should be noted that approximately 1.5 acres (22 % of the review area) has been saved for Future NC road widening plans. The site has also had extensive land clearing in 2015. 1b.
