The site is being developed as a single family residential development. The property is currently very flat in terms on drainage. The existing conditions indicate that the site slowly drains from the most northwest portion of the site to the south eastern area of the parcel. This drainage pattern is to remain. The proposed subdivision will utilize vegetated roadway ditching to convey runoff through the site. The development will discharge runoff to the low end of an existing pond located on the southeastern boundary of the development. The site meets the qualifications of a low density development. The average density for the development is 0.52 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. New paved roads are to be constructed for the subdivision.
