TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges
and appurtenances thereto belonging to the Grantee in fee simple .
And the Grantor covenants with the Grantee , that Grantor is seized of the
premises in fee simple, has the right to convey the same in fee simple, that
title is marketable and free and clear of all encumbrances , and that Grantor
will warrant and defend the title against the lawful claims of all persons
whomsoever except for the exceptions hereinafter stated. Title to t iz
property hereinabove described is subject -to the following exceptions :
The 210 . 322 acre parcel described above is conveyed subject to that
certain Deed of Trust granted to Jeffrey D. Miller, a Trustee for
Peoples Bank and Trust Company, dated December 28, 1989, recorded
in Book 900, Page 115, Harnett County Registry.
All portions of the 210 . 322 acres included in Section 3, Forest
Ridge Subdivision as shown on a map and survey by George L . Lott,
RLS, recorded in Plat Cabinet E, Slide 32B, are conveyed herein
subject to the terms of that certain "Declaration of Covenants,
Conditions, and Restrictions, Forest Ridge Subdivision, Section
Three " of record in Book 913, Page 515, Harnett County Registry.
