Hannaford Family Property – Greenville NC

Background: The Hannaford family (formerly King) property located in Greenville, NC consists of two farmland
parcels totalling 43.03 acres and registered as parcels 09605 and 09606. A third parcel of mixed farmland / wetland
totalling 21.8 acres immediately adjacent to parcel 09605 is fifty percent owned by Hunter Hannaford and fifty
percent owned by other members within his extended family. The total acreage owned by Hunter Hannaford is
53.93 acres.

Site Location: Parcel 09605 is located at longitude -77.40523 and latitude 35.587119. The property is abound by
Dickinson Drive Extension (to the North), the Green Mill stream (to the East), the Greenville County Club Golf
Course (to the South), and adjacent farmland (to the West). The property sits in the Greenville ETJ. The property is
zoned RA-20 Agricultural/Residential which allows for low density single family residential as currently zoned.

Site Utilities: The water main is on the North property line and runs along the Dickinson Drive Extension. The gravity
sewer main is located just to the north and east of the property at the edge of the City of Greenville (shown in light
green) and the ETJ (shown in dark green). Further investigation is ongoing with Greenville Utilities.

Site Water Features: The property is located in the Tar Pamlico river basin. A portion of the property is located in a
floodplain.

The property water features include the Green Mill stream on the east property line and associated riparian buffers.
These areas will require further determination by the NC Division of Water Quality as to their adequacy. The City of
Greenville long term master plan does show a future greenway being installed along the Green Mill stream
running from north to south.

Site Soil Characteristics: The property has been used as farmland primarily tobacco, soybeans, and cotton. The
parcels have the following soil types: Bb, CrB2,GoB, and OcB soil types.
