Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: " The property is an undeveloped 3.04 acre parcel. Land use in the vicinity of the property is a mixture of commercial and residential. 4b. Explain the purpose of the proposed project: The purpose of the project is to develop the property with a 70' x 35' metal building, parking and septic system. 4i. Describe the overall project in detail, including indirect impacts and the type of equipment to be used: The site will undergo clearing where the development is slated to take place, and fill material will be deposited on -site as proposed. To safeguard against any potential impacts on wetlands, silt fence will be erected at the perimeter of the land disturbance even before any work commences. After completing the site preparation, the construction of the building, parking area, and septic system will follow. The anticipated indirect impacts should primarily revolve around increased surface runoff during the construction phase. To address this concern, the installation of a silt fence around the work area will limit these impacts. The construction equipment to be utilized includes an excavator, backhoe, and dump trucks. 5. The design choice helps to avoid and minimize potential impacts on wetlands. Furthermore, the parking area, septic system, and stormwater retention are has been designed to meet the minimum standards set by Currituck County. This approach also keeping the development as close to the road as feasible, further minimizing its footprint. 1b. The base elevation will be set at the minimum allowable building elevation. This approach not only serves to limit the side slope but also plays a crucial role in avoiding and minimizing any potential impacts on nearby wetlands. 2.
