This deed made this the 7th day of August, 2023 by and between PC Property, LLC, a
NC Limited Liability Company; P.O. Box 222, Micro, NC 27555 (hereinafter referred to as
"Grantor") to between GHTR Properties, LLC, a NC Limited Liability Company,139
Technology Drive, Suite A, Garner, NC 27529-7970 (hereinafter referred to as "Grantee").
WITNESSETH:
That said Grantor, for a valuable consideration paid by the Grantee, the receipt of which
is hereby acknowledged, has bargained and sold, and by these presents does bargain, sell, and
convey onto said Grantee, all those tracts or parcels of land located in Wayne County, State of
North Carolina, and being more particularly described as follows:
Being all of that 97.76 acre tract of land as shown on that plat recorded in Plat
Cabinet P, Slide 59F, Wayne County Registry.
TO HAVE AND TO HOLD the aforesaid tracts or parcels of land and all privileges and
appurtenances thereunto belonging to the said Grantee and its successors and/or assigns forever
in fee simple.
AND the said Grantor covenants that it seized of said premises in fee simple and has the
right to convey the same in fee simple; that the same is free from encumbrances; that it will
warrant and defend the said title to the same against the claims of all persons whatsoever, other
than the following exceptions:
Easements and restrictions of record, if any.
Title to any mobile home(s) located thereon and clean up of any trash and debris on the
property.
