Development Plan: The proposed development will consists of an AutoZone retail store. A
stormwater bio-retention pond will be constructed to treat stormwater
runoff from the AutoZone for water quality & water quantity control.
The existing site condition for the site is primarily wooded with a few
open patches of grassland
Phasing: All of the site construction will be developed in one phase of
construction.
Utility Systems: Domestic water supply will be provided via a new service line from the
Union County water system. Sanitary sewer will be provided via a new
service line from the Utilities, Inc. community sanitary sewer system.
Historic/Public Money: The property does not contain any historic sites and is not being funded
with public monies.
NCDENR: There are not any non-compliance issues with DENR Agencies.

Will all built -upon areas be collected: The proposed building and parking lot will drain to the
BMP bio-retention pond.
Buffer Requirements: Municipality required landscape buffers required at property perimeter,
no development within buffers. No stream buffers required within the
Crooked Creek watershed.
On-site/off-site runoff: no -off site drainage into the proposed bio-retention system.
Road Construction Requirements: The NCDOT is not requiring turn lanes in association
with this project. The propose site will gain access
through a new driveway on Idlewild Road
