Stormwater Narrative:
This project is located on Pageland Highway (Hwy 601), in Union County, NC, approximately
one mile southwest of the intersection of Hwy 601 & SR 1005 (Landsford Road), towards SR
1921(Stack Road)at the North Carolina/South Carolina state line.The proposed development
of the site includes grading of vegetated roadside ditches, construction of a public cul-de-sac
street, and subdivision of 21 residential lots (including one lot for an existing residence). The
driveways shown on the construction documents are approximate and will be installed once
the lots are sold and the home builder determines final pad locations and elevations. The
home builder will be responsible for individual lot grading and erosion control measures, and
installation of private wells and septic systems. The subdivision is designed as a low-density
development and will remain less than 24% impervious coverage, including existing built-
upon-areas. The vegetated roadside ditches are designed for the 10-year storm event, with
3H:1V side slopes and appropriate erosion control matting to ensure slope and channel
stability. Calculations are provided on sheet C-2.3 of the construction documents.
The soils on-site consist mostly of hydrologic soil groups B (Georgeville silty clay loam (GfB2),
Tarrus gravelly silt loam (TaB), and Tarrus gravelly silty clay loam (TbB2)) and a very small area
of C (Badin channery silt loam (BaB)). There are no streams or wetlands located on-site; most
of the site is covered by dense, wooded vegetation. All on-site runoff is routed through
vegetated road-side swales and discharged towards a natural low point along the
southeastern property line, which eventually leads to Carolina Creek.
