The site is being developed as a single family residential development. The property currently has a low in the bottom portion of the parcel which most of the site drains to. One high point breaks towards the west and another breaks back towards Smith Road. The proposed subdivision will utilize vegetated roadway ditching to convey runoff through the site. The development will discharge runoff into roadway ditching along Smith Road and to a storage ditch located on the southeastern boundary of the development. The site meets the qualifications of a low density development. The average density for the development is 1.73 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. New paved roads are to be constructed for the subdivision. Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006- 246 Section 9 paragraph c, this development meets and/or exceeds the requirements and intent for low density development. 409 Chicago Drive, Suite 112, Fayetteville, NC 28306 office 1910-426-6777 fax 1910-426-5777 On time, every time.
