Dear Mr. Cooper:
On March 30, 2006, the Wilmington Regional Office received a plan revision for Stormwater
Management Permit Number SW8 950506. The revisions include expansion of the golf cart barn and
clubhouse. This revision to the clubhouse project will result in a net decrease in paved areas of 9,530 sf
and a net increase in buildings/structures of 9,060 sf. This results in an overall decrease in impervious
area of 470 sf; this amount is now available for future development of the clubhouse project.
It has been determined that a formal permit modification is not required for the proposed changes. We
are forwarding you an approved copy of the revised plans for your files. Please add the attached plans
to the previously approved plan sheet.
Please be aware that all terms and conditions of the permit issued on September 10, 1998, remain
in full force and effect. Please also understand that the approval of this revision to the approved
plans for the subject State Stormwater Permit is done on a case-by-case basis. Any other changes
to this project must be approved through this Office prior to construction. The issuance of this plan
revision does not preclude the permittee from complying with all other applicable statutes, rules,
regulations or ordinances which may have jurisdiction over the proposed activity, and obtaining a
permit or approval prior to construction.

Monica,
The Landfall Clubhouse project looks pretty good. As expected, I dont
see any major issues. As with any other plan though, I will need all
proposed BUA dimensioned. This includes all proposed (new) buildings,
sidewalks and existing (sawcut) concrete. The drawing might get a
little cluttered so you can do that on a separate sheet (a layout plan?)
or you could turn off all of the sanitary stuff (we dont need that) and
resubmit sheet C2.
This was the only correspondence I was planning to send so please
respond to this message when you get a chance so that I know you
received it. Thanks!

NARRATIVE
SITE DESCRIPTION:
The site is an 89.38-acre tract owned by the Country Club of Landfall. The tract is
bounded by residential uses to the north, south, east and west. The tract consists of an
existing clubhouse and golf cart barn with asphalt access and parking, driving range and
putting areas and part of the Nicklaus golf course. The clubhouse and barn are bounded
by a common area to the north, a lake to the south, Sun Runner Place to the east and a
putting green to the west. All runoff from the site drains to Howe Creek. There are
wetlands located adjacent to the proposed project area, but will not be impacted by the
new development.
PROJECT DESCRIPTION:
The existing tract will consist of a two building expansions and utility services. The
golf cart barn will be expanded to include a pro shop and the clubhouse will be expanded
to include a tap room and a men's 19th. The building expansions will be constructed in
areas now with landscaped and concrete areas_ Landscaped areas installed will result in
a net reduction in impervious area of 470 sf. There are no proposed changes in the
drainage system. An erosion control permit will not be required from New Hanover
County. A plan revision will be required from state stormwater. A stormwater
management permit will not be required from the city. A minor site plan approval will be
required from the city. A driveway permit will not be required from NCDOT. Construction
is scheduled to begin as soon as all permits and approvals are obtained.
STORMWATER MANAGEMENT MEASURES:
The site will be developed under the plan revision guidelines.
The grading contractor and developer will provide maintenance during
construction. The developer will provide maintenance after completion.
