WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is

simple, all that certain lot or parcel of land situated in the County of Cabarrus, State of North Carolina
and more particularly described as follows:

The Grantors,Robert J. Parks and Patricia D. Parks herein,acquired the property as a bequest from
the estate of William E. Price. See estate file 2017-E-444 in the Office of the Clerk of Superior Court
for Cabarrus County.
The property was not the principal residence of the Grantor.
The property hereinabove described was acquired by William E. Price by instrument recorded in Deed
Book 575 at Page 364 in the office of the Register of Deeds for Cabarrus County,North Carolina.
A map showing the above described property is recorded in Map Book Page in the office
of the Register of Deeds for Cabarrus County,North Carolina.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in feesimple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the
right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except for
the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
All valid and enforceable easements and restrictions of record and the ad valorem taxes for 2017.

Beginning at a planted stone found in the common.division corner between the
Charles McAnulty Thompson (now or formerly) property as described by deed
recorded in Book 607, at Page 89, .Cabanas County Public Registry, and the
William E. Price property as described by deed recorded in Book 575, at Page
364, Cabarrus County Public Registry, and the William Dale Smith, Jr. and wife,
Sheila H. Smith property as described by deed recorded In Book 6390, at Page
229, Cabarrus County Public Registry, and running thence from said
BEGINNING with two (2) lines of the Thompson property as follows: (1) N. 85-
04-48 E. 121.20 feet to an iron pin set and (2) S. 14-23-43 E. 314;55 feet to an
iron pin set in the westerly right of way margin of Old Camden Road; thence a
new line, S. 77-13.57 W. 141.15 feet to an Iron pin set in the easterly line of the
