Continue to be Preserved and Conserved After Complete Build out
Extensive measures in the site's design have been implemented to minimize and avoid impacts to the existing
wetlands. Within the almost 30 acre combined site, between the northern & southern areas, there are 4.44 acres of
existing jurisdictional wetlands while this site's proposed design will preserve 3.944 acres of wetlands.
For the northern commercial lots, the proposed design avoids essentially any impact to the wetlands in the 12.32
acre parcel on the north side of Melody Lane, with 8.00 acres being conserved or preserved from development.
Except for three road crossings, which are required by various regulations for both life/health safety and regulatory
agencies for planning & permitting (NC Fired Code, USACE, NCDEQ, NCDOT, Harnett County Planning, and
Harnett Regional Water), there will be no other disturbances. What is proposed is only for street crossings as
required for egress, utility extensions & storm drainage — see image below:

In green there are 8.00 acres on the
northern site that will remain
undeveloped due to their inaccessibility
since these areas are currently wooded,
landlocked by the wetlands or they are
dedicated to the proposed storm water
treatment measures.
Meanwhile, the southern site consists of 16.16 acres overall. Of that area, there will be 5.36 acres of
preservation/conservation within the southern site that will remain undeveloped, due to the preservation of the
majority of the wetlands on this southern site. The remaining uplands beyond the wetlands will also be preserved as
wooded areas due to their inaccessibility. The reasoning for the wetland impacts being requested on the southern
site is that they are necessary for the minimum requirements of design criteria for life/health safety aspects, internal
site access to the parcels with utility extensions and for a financially viable development of the acreage. This layout
takes into account the numerous desian constraints of all reaulatory aaencies involved (NC Fire Code. USACE.
NCDEQ, NCDOT, Harnett County Planning and Harnett Regional Water). Furthermore, those proposed, permanent
fill disturbances on lots C7 & C8 occur at the furthest most upstream ends of those wetlands. See the image below:
