Dear Ms. Lewis:
Enclosed please find two copies of Plan Sheets C4, C5, and C6 for the Smithville Crossing project. We are
submitting these plan sheets as a plan revision to Stormwater Permit # SW8 061117 issued for the project.
The two existing one-story buildings shown on Plan Sheet C4 on the west side of the property were shown
in the original permit drawings as a single building. Historically, there were two buildings at this location
which were connected at some point in time by constructing the middle portion of the building. During the
renovation of the building, it was found that the middle portion of the building was creating problems with
respect to ceiling heights, mechanical equipment, and the ability of the renovation to proceed as originally
designed. The developer determined that removal of the more recently constructed middle portion of the
existing building was required. The removal of the middle portion of the building resulted in the current
configuration of two existing one-story buildings with a courtyard separating the two buildings.
With the removal of this portion of the building, an area of impervious surface created by the building roof
was removed from the project. Additionally, the two large vegetated areas in the center of the proposed
courtyard increase the amount of pervious surface in this area. Overall, a reduction of 3,359 SF of
impervious surface was realized with the removal of the middle portion of the building and the addition of
the courtyard. Given the minimal slope from the courtyard area to the stormwater pond and the need to
direct the runoff from the courtyard into the vegetated areas to prevent stormwater runoff from entering the
buildings, it was not possible to convey the runoff from the courtyard to the stormwater pond. The runoff
from the roofs of both existing one-story buildings, the drive aisle on the north side of the building, and the
parking lot on the west side of the building have been captured and conveyed to the stormwater pond as
originally permitted.
