THIS DEED, made this the 9th day of June, 2020, by and between
GRANTOR: Bill's Marina, Inc., a North Carolina corporation
whose mailing address is P.O. Box 3608, Mooresville, NC 28117
(herein referred to as Grantor) and
GRANTEE: Waterside Marina, LLC, a North Carolina limited liability company
whose mailing address is 762 Brawley School Road, Mooresville, NC 28117
(herein referred to collectively as Grantee) and
WI TNESSETH:
For valuable consideration from Grantee to Grantor, the receipt and sufficiency of which is hereby acknowledged. Grantor
hereby gives, grants, bargains, sells and conveys unto Grantee in fee simple, subject to the Exceptions and Reservations
hereinafter provided, if any, the following described property located in the Town of Catawba, Township of Catawba,
County of Catawba, State of North Carolina, more particularly described as follows:
BEING all that property shown as "Tract A - .821 acres" and "Tract B - 2.420 acres" on that record plat captioned
"Exempt Subdivision Plat of property of: Bobby Ray Kale Testamentary Trust, Jane F. Spidel and Patsy M. Hope
on Hudson Chapel Road" recorded at Plat Book 67, Page 98, of the Catawba County Registry.
There is also conveyed herewith all of the Grantor's right, title and interest in and to that certain Right of First
Refusal dated May 23, 2008 and recorded in Book 2914, Page 1073, Catawba County Registry.
Said property having been previously conveyed to Grantor by instrument(s) recorded in Book 2914, Page 1039 and Book
2914, Page 1043 and being reflected on plat(s) recorded in Map/Plat Book 67, page/slide 98.
All or a portion of the property herein conveyed does not include the primary residence of a Grantor.

TO HAVE AND TO HOLD unto Grantee, together with all privileges and appurtenances thereunto belonging, in fee simple,
subject to the Exceptions and Reservations hereinafter and hereinabove provided, if any.
And Grantor hereby warrants that Grantor has done nothing to impair the title as received by Grantor and that Grantor
will forever warrant and defend the title against the lawful claims of all persons claiming by, through or under Grantor.
This conveyance is made subject to the following Exceptions and Reservations:
1. ANY AND ALL EASEMENTS, RIGHTS OF WAY AND RESTRICTIONS OF RECORD.
2. ANY AND ALL ZONING AND PLANNING ORDINANCES.
All references to Grantor and Grantee as used herein shall include the parties as well as their heirs, successors and
assigns, and shall include the singular, plural, masculine, feminine or neuter as required by context.
