W I T N E S S E T H :
THAT WHEREAS, Myrtle Matthews Anderson, Faye Matthews Cox and Jean Matthews West are
the daughters of Beulah K. Matthews; and
WHEREAS, said daughters of Beulah K. Matthews inherited certain real property from
Beulah K. Matthews under Item V of the Last Will and Testament of Beulah K. Matthews which
appears of record in file 92-E-431 of the office of the Clerk of Superior Court of Harnett
County, North Carolina; and
WHEREAS, the lands owned by Beulah K. Matthews were acquired by survivorship from her
late husband, James Leslie Matthews, who died on September 17, 1958; and
WHEREAS, said lands were conveyed to James Leslie Matthews and wife, Beulah K. Matthews
as tenants by the entirety, by Deed of record in Book 331, Page 115, Harnett County Registry;
and
WHEREAS, the parties have agreed to a division in kind of a portion of the property and
intend to retain the balance of the property as tenants in common; and
WHEREAS, pursuant to the agreement of the parties hereto, the Grantee is to receive the
below described lands in return for conveyance of other lands to each of the Grantors herein;
NOW, THEREFORE, the Grantors, for a valuable consideration paid by the Grantee, the
receipt of which is hereby acknowledged, have and by these presents do grant, bargain, sell
and convey all their undivided interest [being two thirds (6) undivided interest; in and to
the lands described below to the Grantee and her heirs and assigns, in fee simple absolute;
said land being conveyed is that certain tract or parcel of land situated in Anderson Creek
Township, Harnett County, North Carolina and more particularly described as follows:
All of that certain tract or parcel of land containing 39.626 acres, more or
less, located in Anderson Creek Township, Harnett County, North Carolina, being
designated as Tract 5 on that certain map and survey by Stancel & Associates,
P.A. entitled "Property of Beulah Matthews Estate", dated May 17, 1994, and
recorded in Plat Cabinet F , Slide 3 79 D , Harnett County Registry and more
particularly described by metes and bounds as follows:
BEGINNING at the point in the centerline of NCSR 2048 (Bethel Church Road)
located the following courses and distances from the point where the centerlines
of NCSR 2048 and NC Hwy. 210 intersect: South 68° 06' 35" East, a distance of
62 feet; South 65° 39' 18" East, a distance of 232.17 feet; South 65° 28' 56"

Tract 5 as shown on the afore referenced survey by Stancil and Associates, P.A.
The property hereinabove described was acquired by Grantors by instrument recorded in 92-E-
431, Harnett County Clerk's office.
A map showing the above described property is recorded in Plat Cabinet , Slide
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple; that is to say, a two thirds (%) undivided
interest in and to the lands described above to said Grantee, in fee simple absolute.
And the Grantors covenant with the Grantee, that Grantors are seized of the premises in fee
simple, have the right to convey the same in fee simple, that title is marketable and free
and clear of all encumbrances, and that Grantors will warrant and defend the title against
the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
