The project site is mostly forested with two houses with maintained yards within the review area.

Construction of residential development of 40 townhome units.

Construction will include residential development of 40 units with road ways and includes two stormwater BMPs with associated utilities. Heavy equipment will be used for land clearing
and grading as well as construction of one road crossing, and headwalls will be used above and below the road crossing to minimize stream impacts.

The site has been designed and engineered to avoid and minimize impacts to the greatest extent possible. There is approximately 367 linear feet of
stream channel. The development of the property, including approximately 40 dwellings on 3.96 acres, is being accomplished with only one road
crossing.
1b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques:
Construction and engineering techniques are being applied to further minimize impacts from the development to aquatic resources. There are two
retaining walls at the stream crossing one above and one below. The upstream walls is approximately 100 linear feet and the downstream wall is
approximately 102 linear feet. Impact S3 is being permitted to insure long term stability and prevent erosion due to the stream crossing.
