The site is being developed as a single family residential development. The property currently drains roughly north to south, with the majority of the development draining toward Reece Creek. The proposed subdivision will utilize vegetated roadway ditching to convey runoff through the site. The development will discharge runoff into roadway ditching along James Dail Road and to a wetland located on the southern portion of the development. The site meets the qualifications of a low density development. The average density for the development is 0.98 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. New paved roads are to be constructed for the subdivision.
